The calculator shows a benchmark. A personal calculation also takes into account income, employment, residency status, own funds, and the specific property.
Get a personal calculationProperty in Czechia tends to appreciate, while rent is gone for good. See the difference with your own numbers — this uses the same price and down payment you set above.
Rent in Czechia typically rises 5–10% a year, while a fixed-rate mortgage payment stays the same for the whole fixation period.
In recent years, Czech property prices have on average roughly doubled every 5 years (≈15% a year). If that feels optimistic, lower the number to see a more conservative scenario.
Rent rises about 7% a year, while your mortgage payment stays 27 640 Kč/mo for the whole term — so the gap between paying for your own place and paying for someone else's grows every year.
This is a simplified estimate: it doesn't account for taxes, repairs or maintenance, and price growth is never guaranteed. Use it as a rough guide, not a promise.

Mortgage and financial consultant in Czechia
I've lived in Czechia since 2008. I came here at 18 to study, and I've been through the same path many of my clients are going through: a new country, a different language, studies, first steps in a career, my own business, property, and a family.
In Czechia I earned two university degrees, in banking management and in company management, control and audit. I started working while still studying and grew into a director role within the first year. At 24 I opened my own real estate agency and started out as a realtor — later, seeing how closely property and its financing are connected, I became a mortgage and financial consultant. Today I have more than 10 years of professional experience in business, finance, and real estate.
Now I help clients make sense of mortgages and property financing in Czechia: understanding their options, comparing suitable banks, preparing for the process, and going through it from the first calculation to closing.
I try to explain complex financial questions in plain, clear language, so clients understand not just what to do, but why.
Czechia has long been my home. My family lives here — my wife and two daughters. That's why I understand well that buying property isn't just an interest rate and bank paperwork. For many people it's one of the most important financial decisions of their life.
My job is to make that path clearer, calmer, and to help you make a well-informed decision.
Let's go through your situation and work out which next steps actually make sense for you.
